Does a white roof stay white?
The question we get most often about the white membrane is not about the heat. It is about the colour. Does a white roof not just end up dirty and ugly after one winter? Here is what actually happens, and what you can do about it.
The first year
A new white roof is bright white. It does not stay that way, and it does not need to. Over the first winter a layer of dust, pollen and soot settles, and the roof moves from bright white to a lighter grey. That is patina, not wear, and it happens on every light roof surface whoever made it.
What matters is how much that toning down costs you. Reflectivity drops, but it drops from a high number to a still high number. A weathered white roof still throws back far more sunlight than a black felt roof does on day one.
Why dirt struggles to take hold
Old roofing felt is rough. The mineral finish gives moss and algae thousands of small places to grab, and once something has taken root it holds the moisture and keeps growing.
The membrane sets as one smooth, seamless surface across the whole roof. There are no joints, no pores and no rough texture to grip. Rain runs off, and most of what lands on the roof runs off with it.
Clean it now and then
If the roof has been up a couple of years and you want the light colour back, it does not take much:
- Hose the surface down with an ordinary garden hose in dry weather
- Use a soft brush where dirt has collected
- Keep a pressure washer at a distance and skip the wire brush, both are hard on the surface
- Watch the corners and upstands, that is where leaves and grit gather
An hour with a hose once a year keeps a white roof looking good for many years.
Where it gets dirtiest
Not every roof weathers the same. Under trees, near a gravel track or against a wall that drips, it collects more. An open roof on a warehouse or a holiday home stays light far longer, because there is nothing above it to shed onto it.
If the roof sits in shade all day, green growth can appear over time. That is the same spot where a black roof would have grown moss, the difference is only that you see it more clearly on white.
What does not change
Patina is cosmetic. The seal is the same, the elasticity is the same, and the 25 year product warranty applies whether the roof is bright white or light grey. The membrane is exactly the same as the black one, only the pigment has changed.
So if you choose white to get the temperature down inside, you still get that in five years. And if you choose it because a light roof looks better from the window above, just budget for a hose down now and then.
